Structural (10 years)
Timber frame integrity and structural stability are crucial for any construction, especially when considering a 10 year structural warranty. We ensure the roof structure and EPDM membrane provide protection against leaks and failures. The external cladding is designed for structural fixing and integrity, while windows and doors guarantee weathertightness and smooth operation. The floor structure and its fixing are also vital components in maintaining structural integrity for garden rooms.
Workmanship (2 years)
Our commitment to quality extends to internal workmanship, including plastering and boarding, ensuring durability. We also focus on the electrical installation workmanship for safety and reliability. Flooring fitting and fixing are completed to the highest standards, alongside internal trims, skirtings, and facings, all of which contribute to the overall quality of your space. Normal wear and tear, along with cosmetic or accidental damage caused by the customer (including glass breakage after handover), is not covered under our 10 year structural warranty. Additionally, damage resulting from misuse or neglect, and issues arising from storm, flood, or other acts of nature are excluded. Condensation that results from inadequate ventilation or heating by the customer can also affect the structural integrity of garden rooms. Natural settlement, shrinkage, or expansion of timber, including minor hairline cracks in plaster or small gaps in trims, are considered normal variations. Likewise, natural variations in wood, such as knots, splits, or resin bleeds, do not affect the durability guaranteed by our garden room care plan. Fading or discolouration of cladding and finishes due to natural sunlight (UV exposure) is another factor that is not covered. Faults with manufactured components (e.g., heaters, sockets, flooring materials) fall under the manufacturer’s own guarantees, while damage caused by pests, vermin, or insects is also excluded. Subsidence or ground movement caused by external factors outside our control and any defects arising from modifications carried out without The Hut Spot Ltd’s involvement will not be covered under our warranty.
To maintain your 10 year structural warranty, we ask that you carry out the following routine maintenance for your garden room:
- Apply an exterior wood treatment to the cladding every 2 years
- Keep gutters and drainage channels clear of debris
- Ensure condensation control vents remain unobstructed at all times
- Check the roof surface annually and clear any debris
- Report any defects to us promptly; delayed reporting may affect the validity of your warranty.

To protect the structural integrity of your garden rooms and maintain your 10 year structural warranty, any structural or electrical modifications must be carried out exclusively by The Hut Spot Ltd. This includes: Adding or relocating windows or doors, any penetration of the building envelope (walls or roof), additional electrical circuits or consumer unit work, external lighting or power requiring penetration of the structure, and any alteration to the roof structure or membrane.
Use of third-party tradespeople for any of the above works will void your warranty.
However, the following work can be carried out freely by the customer or their chosen tradespeople without affecting the warranty: interior decoration and painting, plug-in appliances and lighting, interior shelving and non-structural fixtures, and garden landscaping around the building as part of your garden room care plan.
Your 10 year structural warranty is fully transferable if you decide to sell your property — simply notify us in writing, and we will update our records. This adds real value to your home, especially when you consider the structural integrity of garden rooms and the importance of a garden room care plan.
Your 10 year structural warranty is automatically registered on the date of installation. Along with your completion documentation, you will receive a warranty certificate that ensures the structural integrity of your garden rooms, as well as details about our garden room care plan.
